Today, we are proud to officially introduce Bothán, the newest addition to Yardbox.
Bothán is a beautifully designed, fully finished modular home created around a simple idea, that smaller living should never mean compromising on design, quality or comfort.
At 45sqm, Bothán brings together everything needed for everyday living within one considered space. A full kitchen and open plan living area, a separate bedroom, a beautifully finished bathroom and an abundance of natural light combine to create a home that feels considerably larger than its footprint might suggest.

Designed for how Ireland is changing
The launch of Bothán comes at an important time for housing in Ireland.
On 27 July 2026, new planning exemption regulations came into effect in Ireland, including a new exemption for qualifying detached auxiliary habitable dwellings located to the rear of a principal home.
Under the new regulations, qualifying accommodation between 32sqm and 45sqm can potentially be developed without the need for a full planning application, subject to the property and proposed development meeting the conditions of the exemption. Building Regulations and Building Control requirements continue to apply.
It creates a significant new opportunity for families to think differently about how they use the space they already have.
For some, that could mean creating an independent home for a parent or grandparent while allowing them to remain close to family. For others, it could provide a son or daughter with their own space as they take their first step towards independent living. It can also offer a considered option for families whose needs are changing but who do not necessarily want to move home.
Bothán was designed with exactly these possibilities in mind.
Design first
We have always believed that modular construction should be about more than speed and convenience.
Bothán has been developed as a design led home, with the architecture, proportions, materials and interior experience considered from the very beginning.
The distinctive dual pitched roof creates impressive vaulted ceilings internally, while expansive floor to ceiling aluminium glazing allows natural light to flood the living space and creates a strong connection with the landscape outside.
Natural timber plays an important role throughout the design. The Thermowood exterior gives Bothán a warm, contemporary character that allows it to sit comfortably within its surroundings, while carefully selected interior materials create a calm and refined space.
Inside, every square metre has been considered.
The open plan kitchen and living area forms the heart of the home, with a full fitted kitchen designed for proper everyday living rather than occasional use. The separate bedroom provides privacy, while the bathroom has been finished with the same attention to detail as the rest of the home.
It is compact living, without feeling compact.
Bothán is also designed for comfortable, energy efficient, year round living, with an A rated energy performance forming part of the overall specification.
Rooted in tradition, reimagined for today
Bothán may be a new product, but the thinking behind it is rooted in something familiar.
